I often get contacted from home buyers looking for Las Vegas homes with a view. There are many different ones to be found around the Las Vegas Valley and some incredible values to be had on custom and semi-custom homes that have them. Pictured above is just one example from my own home's great room. Even with a cozy fireplace, the lights low and a TV to watch, I can't help but glance at that Las Vegas Strip View out the window. Waking in the morning as I open the blinds in the master suite I just have to pause for a moment to take it all in. So I can appreciate the personal value of owning a home with these visual assets.

Step out onto my patio and it becomes even more impressive.  It's that image that millions of visitors struggle to catch a glimpse of from out of their airplane windows when flying into Las Vegas. Clicking on the picture above, while much larger than the tiny strip I'm limited to in these posts, it is just a portion of the scene, with this only from Sunset Station to downtown Las Vegas. This was to avoid having to scroll like mad through the original size, and without making the panorama too small to enjoy. Yes, from my patio deck your field of view is from the area near Railroad Pass on the way to Boulder City all the way to the far north ends of the Las Vegas.

In mid February, a storm came through and appeared to lightly frost the mountains with snow. Viewers of FOX 5 News that night saw my above photo on the weather segment to show the clouds clinging to the mountains and the snow that got heavier from Red Rock Canyon and to the north. Accumulations of snow were 6 to 12 inches as you went higher and closer to the summit of MT. Charleston and the Las Vegas Ski and Snowboard Resort. It was incredible to see the beauty of snow cover, yet not have to drive in, or dig yourself out of it.

Then there are the amazing sunsets. The pictures above are just a tiny taste of the every changing evening light show of Las Vegas. Any cloud cover, even if over or behind the mountains, can cause a variety of yellows, oranges, and reds blending with the blues of the twilight sky. As the seasons change you watch the sun dip behind the Spring Mountains as it slides from north to south and back again, and these varied angles can produce a range of light effects. Even with a cloudless sky, as the sun slips behind the mountains it can back light them with an amazing neon hue that seems so almost lead the city into lighting up the Las Vegas nights.

To the north of my home is colorful pallet of Rainbow Gardens, accented by the dark shades of Lava Butte. These areas are a side of Frenchman's Mountain and border the nature preserve area of the Las Vegas wash, the main channel that flows to Lake Mead. It's an amazing vista, and like all the mountains surrounding the valley the hues change with shading of clouds and angles of the sun, and are tinted with the plant growth of changing seasons.

 

By now it's pretty obvious that I love my own Las Vegas views. But I'm surely not alone, there are plenty to be seen around the Las Vegas Valley, and several can be shared by other neighborhoods. While previewing and showing homes I also get the benefit of seeing and enjoying these many different sights for my home buyers.

Above is a great golf course view from Tuscany in Henderson, and you'll notice the Rainbow Gardens are once again in the background. The Calico Ridge neighborhoods practically sit on top of this view, and it can also be seen from areas of Lake Las Vegas next door.

Speaking of Lake Las Vegas, here the first picture is of Montelago Village nestled into the edge of the River Mountain foothills as seen from the North Shore. My picture is also the opening image you see when visiting the Lake Las Vegas Events website. The next image is a panorama from the Lake Las Vegas South Shore showing an angle of the village with it's replica Ponte Vecchio Bridge. Of course there are many more amazing lake and mountain views found around this community.

Still it's hardly the only Las Vegas neighborhood to have Lake Views. The next is on the other end of the River Mountains with the multimillion dollar views of Lake Mead's Boulder Basin and Hemmenway Harbor, just above Hoover Dam at Boulder City. Well actually the view above would currently only be listed in the $800,000 range and is attached to an over 6500 sf contemporary home with an elevator, pool, and complete guest suite with it's own kitchen. This is just one of the custom homes found here and I imagine this foreclosure priced below what it would likely cost to build.

For more Lake Views, and Lake Front homes, you can also head over to the west side of the valley. Here there are two other lake communities, again with some amazing custom and semi-custom homes. The top photo is just one view from The Lakes community near Summerlin Centre, the bottom from Desert Shores to the east of Sun City Summerlin . Both can offer not only these lake views, but a closer look at the Spring Mountains and Red Rock Canyon.

Further north you could go to Silverstone Ranch, one of the many golf course communities found around the valley. These homes may also have views of the Sheep and Las Vegas Range Mountains, or the northern end of the Spring Mountains. To the south, then the city lights of Las Vegas.

Here we head down to the southern end of the valley and another example of a Las Vegas golf course community. This one is Seven Hills in Henderson that wraps around the Rio Secco Golf Course. Homes facing the opposite direction can have City Lights or Las Vegas Strip views, along with these sights of ancient and long dormant rolling volcanic black mountains of the McCullough Range.

I've written in the past about the Las Vegas Strip area condominiums with their up close perspective of the resort corridor, and the old world luxury of the condominium executive homes of One Queensridge Place on the west side. Yet as you can now see, there are a wide number of view options available.

What I've shown in this post is still just a very small sample of the areas of Las Vegas neighborhoods with views. Vegas Strip or city lights views, lake views, golf course or park views, mountain views, sunset or sunrise views, or possibly some combinations of these can be found in many neighborhoods across the valley.

Some communities I've mentioned in this post, and there are others that you may have heard. For luxury homes, custom and semi-custom, there are The Ridges and Red Rock Country Club in Summerlin, or MacDonald Highlands and Anthem Country Club of Henderson, Southern Highlands, Rhodes Ranch, Legacy, or Foothills can be added to the list, but even they are not alone. They can all range from guard gated to rural estates and equestrian 'horse property' as it is called locally, to builder tract homes, all with a variety home styles, sizes, and price ranges. Combine vistas like these with current home prices and I think you'll find that they can offer some outstanding values.
